Good morning, and welcome to the next episode of live your best life barefoot. We're here today with Marie kin Kenard and we are gonna have mark Mary do a market update first.

Speaker 3:

Actually, I'm excited to have Marie with us, cuz I am gonna put her on the spot and let her do our market update. Woo. Are you good with that?

Speaker 4:

Ooh, I am really good with that. This is really a cool update. Um, just give me one second because actually I was looking at those numbers yesterday, which was pretty darn amazing. Um, our inventory has increased, which is a good thing. It is, Uh, we're starting to see an 8% in inventory increase, um, over the months and our, our sales have been down, unfortunately. Wow. Um, I, I think a lot of snowbirds have been leaving. Um, a lot of people decided that they were gonna to not sell and the ones that are selling are in a good place right now because they've got multiple buyer situation and the seller can pretty much, pretty much. I mean with reason, of course not being ridiculous can command their own price, um, with the help of agents of course, because we can help them negotiate that price. So with that being said, I I'm looking up my statistics from yesterday, which was the 8%, which was good, the 8% in the growth of inventory because our, our inventory used to be, we used to be three to six months of inventory lately. We've been down to what a week? Yeah, two weeks. Yeah. Right. Three weeks. So that's a great thing for everyone. That

Speaker 3:

Is, that is a great scene. And so with that, the reason I trust, um, Marie to give us our update is because she is one of our colleagues in this real estate industry. And she's been in real estate for quite a while. So why don't you introduce yourself and tell us a little bit about your journey and um, what you're doing.

Speaker 4:

Thanks Mary. So I started in my real estate career in 1986, over in Miami. I moved down from Massachusetts and um, 84 and I started in real estate working for a construction firm and a family owned local construction firm, but it was also an inter they worked internationally in St. Croix. And in some of the islands, the Virgin islands St. John and I had the opportunity to work with three general of family members. And so they're still actually in business today. I was just it, I was inspired by the real estate and they said, Marie, you need to get your real estate license. You're gonna really, really enjoy, um, selling homes. So eventually I did, I worked with them for many years and have my real estate license in three states. I'm down to two states now, brokers license in North Carolina and brokers license in Florida. And, and been doing that ever since, uh, between owning property in different states. I accumulated multiple real estate licenses and recently opened my own company, Which is awesome. And I'm located in pun Goda. So we also are opening an office right now are on the space coast. So that's very exciting.

Speaker 3:

That's exciting. So tell us about, um, the space coast, cuz I know I'm not as familiar. In fact, we're going to go over there for the first time. I've never been there. So tell us about the space coast and maybe a little bit about the real estate market over there.

Speaker 4:

So if you can get one of the lighthouse tours okay. Which is really cool. So, um, Elon Musk on, on that, on that peninsula area, Elon Musk, um, and Beto also have a launching pad where they are launching from and the, the, you, you want to go see the lighthouse tour, book it in advance because they get booked out weeks in advance. Um, perhaps as we go into the summer, there'll be a little bit less demand for that, but it's been, we, we, we were able to tour, um, and the museums and the amazing ship rockets that have been sent out, they've made back into their original, how they were originally designed and the, the information is amazing. So my husband is excellent on his, his father and his uncle were both Navy pilots. So one of the things and over on the space coast. So now you're gonna be, as far as being on the east coast of Florida, you're, you're more centralized. So you're, it's just east of Orlando and you're, you're on the ocean side instead of the Gulf side, there's a little bit of a different feel about the ocean, as you probably know, mm-hmm<affirmative> um, living in Miami, I was used to that. So, um, plenty to do demand is the, the prices are about the same as we're feeling here. Um, lots of people wanting to move to Florida. Some of them permanently, some of them for investment, some of them for second at homes and a lot of them are they're starting realizing they can work from home. So why wouldn't we move in Florida where we can walk barefoot 24 hours a day. Right?

Speaker 3:

Exactly.<laugh>

Speaker 4:

There you go

Speaker 3:

All year long.

Speaker 4:

Yeah. All year long. That's awesome. No snow, no shoveling<laugh> yeah. Yeah. And this morning was very pleasant. I woke up and it was, um, in the low, it was like 58 degrees at our house. And, and then it'll be up into the seventies and eighties today, but it's very pleasant to have the windows open and then just really enjoy that cool weather in April. I think people have a perception of, Florida's always hot. Florida's always humid. I'd rather be locked in my house for a few hours during the summer than live for eight, my in the winter with your heat on, right.

Speaker 3:

Exactly. My son and I were just laughing because they had a friend coming into town that their plane got delayed because of weather. And we, I think we forget that the rest of the world or the rest of the country has, has yeah. Issues with flights because of weather because it is beautiful.

Speaker 4:

I heard, uh, was it Friday or Saturday Chicago and up in that region, they had snow and yeah, that's just crazy. My father lives in Massachusetts and he had snow the last two years in the first week of may.

Speaker 3:

Oh, wow. So

Speaker 4:

I hope the 1st of May, they he's like it's snowing it's we, we got two inches this week and I said, wow, that's crazy for may.

Speaker 3:

Right. Right. So Florida is a fabulous alternative to that.

Speaker 4:

It is.

Speaker 3:

And tell us more about your space coast, adventure over there and what you're doing.

Speaker 4:

So we're, we're getting it's, uh, a few team members together and we're gonna be working on getting some listings and getting out in the community and, and sh what I call sharing the love. We're very community oriented with avenue sunshine. We want have the goal of it's, it's more of a family operate and we serve, we're not looking after shareholders. We're looking at the needs of that particular community because that particular community might not be like our community over in the space coast. There are a lot of military families, uh, huge military. And my whole background, I have a member in every branch of service. That's cool, including the space force. So I, I'm very honored to have that in my family. And I'm very honored to know a lot of people that are on the base as well as off base.

Speaker 3:

That's awesome. That is awesome. I love that.

Speaker 4:

Yes.

Speaker 3:

So tell us where you see yourself and, um, your new company moving forward. Um, both here. And so you're in Punte Goda. We should clarify that you're in Punte Goda and you're on the space coast.

Speaker 4:

That is correct. Yes. So

Speaker 3:

Why is your dream?

Speaker 4:

What is our dream? Um, the dream for us is that we, my dream and a few others that are partnered with me, our dream is to build people, um, there, what their dream is. I want independent agents to join us and to realize that you can grow yourself, we want to inspire. We want you to have growth. We wanna see your families grow. We wanna see those dreams that especially during this pandemic and what's been going on in the last few years and the price of gasoline, I mean, an hourly wage anymore is absolutely absurd. How C I just filled up 20 gallons in my truck yesterday. I paid a hundred dollars.

Speaker 3:

Wow, wow.

Speaker 4:

20 gallons, a hundred dollars,$5 a gallon who wants to, who, who can afford. So my point is is we, we can help the community, help make people some more money in their pockets while they're doing good for someone, right. With the authenticity of honestly listening to people's needs and honestly working for someone and helping them fulfill their goals. Ultimately helping yourself, if you don't help someone else. And the start of your day is all about selfishness. You're not gonna get anywhere in life. You may get somewhere, but you're not going to, it's gonna be a squeaky, a squeaky road.

Speaker 3:

I love that. I love that vision. Yeah, yeah,

Speaker 4:

Yeah. That's, that's how we look. Got it.

Speaker 3:

Well, and, and part of why I love having you on today is I want our listeners to grasp a bigger picture of that community mindset and that, um, as realtors and at barefoot bungalow, we love partnering with other, um, colleagues in the real estate communities so that we can provide that service, um, all over the country, really. So creating these connections with you and I, you know, people that my clients might need and vice versa. So, um, I love that vision of helping each other<affirmative> and building our community.

Speaker 4:

Exactly it. That's where we meet the needs of our clients. I have people that just like you sent someone up to me about a rental for the Punta Goda area, I turn around and I'll, I'll do the same for you for either a rental or a buy you're. You're the expert in, in the Bonita, in the, the area in the Fort Myers areas. So, um, I'm we work together. I have clients out in California. I have people in right now from the state of Washington, they're discovering Florida. They're not sure where they wanna be. I may have to send them up to Jacksonville. They may wanna go over to Miami. So thankfully we have partners across the nation that, um, Mary and Ruth with barefoot bungalow homes are part of. So this, this network that we're in is an awesome, awesome community of the top 10% of agents in the nation. And we're, we're, we're just all very honored to have that. We don't just sell the luxury homes. We don't just we're, I'm not exclusively luxury. I I'm waterfront I'm any, any person that wants to come down and retire in a condominium, uh, we're open to many, many avenues. I'm not gonna close the door on someone who says, I can only afford a$400,000 home. Hey, let's get you in a$400,000 home.

Speaker 3:

Cause that's luxury to them. That's their luxury, right.

Speaker 4:

That's right. Exactly. And they may already have a home up north and they just wanna live down here for a few months of the year. So we have to be open to all people. Absolutely,

Speaker 2:

Absolutely. Yep. And that's, that's what I, my sister, my sister, getting ready to sell her house. And I was lucky enough to be able to have that opportunity that I could refer somebody from our side, side family to her that they're actually like going to meet with her on Tuesday. So I'm excited about that, cuz I know, I, I feel trust. I feel trust in them that they'll be able to help her, you know, and not,

Speaker 3:

It's not

Speaker 2:

The same caliber cause the same caliber. Exactly. Right,

Speaker 4:

Right. That's excellent.

Speaker 3:

All right, Marie, I'm gonna put you on the spot again. I love the lighthouse suggestion. Is there, uh, number one, a real estate suggestion that our view our listeners can take away. And number two, is there a Punta Gorda, um, tip or suggestion?

Speaker 4:

So, so the space coast we've got, we've got Cape Canaveral, cocoa beach, Melbourne. Um, there's a lot of surrounding areas. I'm starting to see some, um, lean towards some larger companies. Costco has just built a, um, a Costco in the area, which is excellent. That's huge. Um, Melbourne was rated one of the top growing areas for multiple reasons, for work, reason, work related reasons for vacation related reasons. So it's just something to kind of stand by and watch because it's, it's gonna happen. Um, it's, it's a nice area for the restaurants are great. The, the beaches are great and the weather is great. Right? So as far as Punta Goda goes, so a tip for Punta Goda would be, um, the historic district of Punta Goda is, is you, you feel like you're a little bit set back in time. You're, you're coming to a city, but it's a small city and you're walking around and you're like, am I really in Florida? Wait a minute. You, you, you feel like you're in a small town sort of feeling mm-hmm<affirmative> um, we have a, um, a building height that we're allowed to build to multiple times over the last several years, we've had several, several companies come in and try to get that waved. We, we thankfully have not allowed that the reason people live in Punta Goda is to get that smaller town feeling. Even though we're a small city mm-hmm<affirmative>, um, we're located right on Charlotte Harbor. And if you watch my video, I share a little bit about that on, um, avenue sunshine in Punta Goda.
